Market update with Carol Madden Shugars of Berkshire Fox & Roach, Doylestown As we enter the last quarter of 2019, five key themes have been identified from the National Association of Realtors (NAR) annual survey of recent buyers and sellers. Their report recently pub- lished in the November 8 edition of "Re- altor Magazine" was based on surveys of more than 5,800 consumers. First, 89% of buyers say they used an agent to represent them in the purchase of a home, a record high. The need for a trusted real estate professional to help the most difficult step of the purchasing process because of student loans and other debt, making the median down payment 12% for all buyers. Fourth, higher home prices have trans- lated into faster appreciation for home- owners. Sellers this year sold their homes for a median of S60,000 more than they paid when they purchased. The median home tenure for sellers is 10 years now up from six years in 2008 Finally, home inventory levels remain low. Existing home sales have edged up from 86% of the market last year to 87% this year sell a home is still paramount.
